Rental Application Process

  1. Find a Property – Browse our Rental Search page to explore available listings.

  2. Schedule a Showing – Select a property and schedule a viewing by filling out the “Inquire Now” form or calling (640) 696-5810. Note: You must see the property before applying. If you’re out of state, contact us for alternative options.

  3. View the Property – Tour the home to ensure it meets your needs.

  4. Apply – If you wish to proceed, submit an application. Each applicant 18 years or older, including married couples, must apply separately. Provide as much documentation as possible for faster processing. A minimum credit score of 680 is typically required but may vary by property. Contact your CB Property Manager agent for details.

Applications are processed in the order received. We recommend reviewing our rental policies and procedures before applying.

We do not charge an application fee. However, tenants must provide a credit report (a free version is acceptable) along with their application. If your application is pre-approved, we will request a formal credit check through a third-party vendor at your expense. This fee is non-refundable.

Additionally, a Real Estate Agency fee equal to one month’s rent is due at the time of lease signing.

All applicants must provide proof of income, including the last two pay stubs and last two years of W-2 forms. Self-employed applicants must upload their last two years of Federal Tax Returns. Additionally, all applicants must submit a valid ID and Social Security card. A copy of your credit report, dated within the last 30 days, is also required. If you are receiving rental assistance, please include your Voucher with the approved amount, along with your case worker’s name and contact information. Incomplete applications will not be considered.

At the time of lease signing, tenants are required to bring first month's rent, 1.5 months' security deposit, and a 1-month real estate agency fee. All payments must be made by bank cashier's check. Personal checks and cash are not accepted. Additionally, a W9 form must be signed at lease signing.

Prior to occupancy, we will ensure that all necessary Certificates of Occupancy and/or smoke certifications are obtained from the appropriate local or state agencies. This ensures that the property meets all required safety standards and is compliant with local regulations before you move in.

Rent payments must be made through our secure online portal via ACH transfer. We do not accept personal checks, cash, or other money transfer methods. For your convenience, you can set up auto-pay to ensure timely payments without the hassle of manual processing.

Pets are subject to owner approval, and policies may vary by property. If the tenant has an emotional support animal, a letter from a licensed mental health professional is required to verify the need for the animal. For tenants with a service animal, proper certification must be provided. Please contact our office for specific details on pet policies for the property you are interested in.
